The biodiversity\nsupported by ancient and veteran trees is unique in many ways. The required protection\nbuffers currently supported by emerging local policies, supplementary planning\nguidance, Natural England and the National Planning Policy Framework mean that\nwhere they are retained within new housing the landscape design and space\nafforded to them must be very carefully considered. \u00a0<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Guidance clarity<\/h4>\n\n\n\n<p>Recent projects have brought to light the lack of clarity within the\ncurrent guidance. \u00a0There are fundamental differences between a tree in\nterminal decline or one decayed to the point of collapse and a sustainable\nancient or veteran tree. Do we need more data on the biodiversity offered by\ndifferent species and its uniqueness or rarity? Whilst a large poplar with\ncavities and decay may well appear to meet several veteran criteria, does it\n\u2018measure up\u2019 in terms of botanical uniqueness and ecological value when compared\nto an oak? Maybe. Though, for what may be a comparatively short veteran phase\n(if this is even an appropriate term), to insist on its retention and the\nassociated buffers, putting pressure on the other constraints on a site may be\nunreasonable.<\/p>\n\n\n\n<p>Recently a project arose where the local authority was insisting a\nfield maple was a veteran and must be retained, essentially sterilising a large\narea of the development site, with an 18m radius buffer (1018m<sup>2<\/sup>). The\nspecialist survey method proposed by English Nature\u2019s Veteran Tree Initiative\nwas used in an attempt to discern \u2018Veteran? Or not?\u2019. When walking up to the\ntree, it appeared that it may well be a veteran. However, once the survey\nmethodology was followed it became clear that although the tree had certain\nfeatures associated with veteran trees, certain principal requirements like\ndieback in the crown, significant deadwood, the presence of fungi, and mammal\nhabitat, were missing.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">Reasonable resolutions<\/h4>\n\n\n\n<p>These words are an attempt to highlight the inconsistencies that\ncan arise in current planning scenarios. It is critical that all professionals\nare on the same page and aware of the intrinsic differences between tree\nspecies, the practicalities of retaining them with the development site, the\nbiodiversity offered by them, and are able to come to reasonable mutually\nagreeable resolutions.<\/p>\n\n\n\n<p>The right skills and experience are critical. To help with this, tools\nare being developed to aid a measured approach, one of which is the VETcert project\u2019s\nforthcoming Veteran Tree Management Standards.<\/p>\n\n\n\n<p>So, whilst
